The Design Project Manager is responsible for the design aspects of various development, redevelopment, and refurbishment initiatives, including the Company’s Programmatic Capital Planning Initiative (“PCPI”). Responsibilities include, but are not limited to, ensuring the construction documents provided by outside vendor consultants are a comprehensive, coordinated, quality product that will enable the most complete cost from bidders and limit the number of preventable change orders, managing outside vendor design teams, amending and improving the Atria design standards, ensuring compliance with Atria design standards, interacting with the internal and external construction team through to final project completion as the owner’s design representative.


Planning and Design

  • Provide single source of accountability as design manager for all program, design, and constructability issues on development and redevelopment projects.
  • Review and redline all design drawings for every discipline at each design milestone. Coordinate review comments from the Construction Project Manager (CPM). Ensure that redline comments are implemented by the design team prior to the proceeding milestone. Review, evaluate and recommend approval of plans for construction.
  • Review bid documents, specifications, cost estimates, budgets, and schedules to ensure compliance with design standards and business plans. 
  • Aid in selection and procurement of design services, LEED specialists, Commissioning agents, and other professional services necessary to the development of a project.
  • Be an “on-call” resource for the field project management teams as needed (i.e., PCPI PM’s)
  • Work closely with the PCPI team on the creation and formation of standards and specifications to use consistently across projects
  • Work with Care, Culinary, Administrative and support staff, as well as agencies, contractors, architects, and engineers to plan, organize, coordinate and/or help communicate programs, services, policies and/or procedures related to new or modified buildings. 
  • Develop, recommend, and guide implementation of new and/or modified space/buildings to support new or expanded programs.
  • Read current technical publications and share technical knowledge and any concern pertinent to projects in the office.
  • Devise new approaches and solutions to problems encountered. 

Budgeting and Scheduling

  • Assist with the initial phasing of preconstruction cost estimating efforts on potential development projects.
  • Assist in developing an overall project budget and design and construction contingencies.
  • Assist in developing an overall project schedule to include design, permitting, LEED processes, general construction and project phasing plan, interior finishes, IT, and FF&E.
  • Monitor flow and quality of work from architectural and engineering contractors and other design professionals to assure timely completion of workload and adherence to the facility’s standards and regulations. 
  • Monitor adherence to the design budget, evaluate and approve invoices for design services, review, and aid in the negotiation of design contracts.
  • Aid in the review of bids, cost estimates, schedules, phasing plans, budgets, reports, and recommendations to the Vice President of Construction for consideration. 
  • Aid project CPM in the management of permitting, bidding, and the contractor selection process, including analyzing and evaluating the bids.

Construction Administration

  • Review and ensure construction adherence to design intent and quality of construction.
  • Review submittals, RFIs and Change Orders to ensure adherence to design intent and quality.
  • Review pay application with CPM and approve amounts requested from the contractors.
  • Review completed construction with the CPM and design professionals and aid in the development of the comprehensive punch list and ensure its completion.
  • Manage design requirements through the start and completion of the project and ensure substantial completion documentation is obtained.
  • Aid in the process of licensure required in the jurisdiction. Assist in proactively addressing final inspection requirements of authorities having jurisdiction.

May perform other duties as needed and/or assigned.

  • Master’s Degree of Architecture or 5-year Bachelor of Architecture required.
  • A minimum of 5-10 years at a management level in areas of architecture and construction in hospitality, commercial, and/or senior living design experience.
  • Comprehensive knowledge of design process, experience with space planning, construction documentation, document and discipline coordination and construction administration. 
  • Strong understanding of all building systems and coordination with engineering disciplines. 
  • Strong knowledge of property management, building maintenance and construction project management and practices. 
  • Proficiency in Microsoft Excel, Word, and Outlook. Proficiency in Blue Beam, MS Project, and visual graphics software is highly desirable.
  • Ability to work in a combination of office setting and facilities being renovated.
  • Will be required to travel up to 25% of the time on behalf of the Company.
  • Travel time is subject to change based on business needs.
  • Must possess a valid driver’s license.
  • Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle).
  • Must satisfactorily meet and be in compliance with Company motor vehicle policy standards and Travel Policy.
  • Must have or be willing to get a COVID-19 vaccine, subject to legal requirements.
