The Maintenance Supervisor will manage the Holiday Community’s Daily and Preventative Maintenance Program by working hands-on within the Community, including overall inspection, repair, and general maintenance of apartments and other interior/exterior areas. To supervise and support the maintenance staff and ensure they provide efficient, timely and competent maintenance service. Must work as part of a team that includes Management and the Home Office Maintenance Department.

Responsibilities
  • Supervise and support the maintenance staff and ensure they provide efficient, timely and competent maintenance service.
  • Prepare or assist in preparing all market-ready apartments with little or no guidelines for turn time, which may include painting, carpet cleaning, general repairs, and housekeeping.
  • Complete daily community inspections.
  • Recommend the repair or replacement of any interior and/or exterior areas.
  • Understand and  adhere  to  Maintenance  budgets;  work  with  Area  Maintenance  Director  and  the  Management Team.
  • Implement the Home Office Maintenance Department programs (i.e., HVAC, carpet, mold, )
  • Perform various preventative maintenance functions by utilizing the TELS Program. Record activity in Maintenance lo
  • Monitor the maintenance and upkeep of all mechanical equipment in the community, including but not limited to, water heaters, HVAC units, kitchen equipment,
  • Perform various maintenance functions such as electrical installations, pool maintenance, carpentry/ construction, furnace and air conditioner repairs, filter changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.
  • Control Maintenance storage and mechanical rooms.
  • Responsible for proper use and care of all tools, equipment, and vehicles.
  • Maintain open communication with the Management Team, Regional Director, Area Maintenance Director, Managing Director, and Life Safety Grou
  • Work to maintain grounds and common areas, keeping them free of trash and debris.
  • Perform on-call emergency service as required.
  • Assist in monitoring capital improvement projects.
  • Attend and participate in training programs as requested by the Home Office Maintenance Departmen
  • Assist the Area Maintenance Director and/or Management Team with special Maintenance projects as necessary.
  • Represent the  Holiday  Community  in  a  professional  manner  at  all  times.  Consistently maintain  a professional, courteous attitude when dealing with residents, coworkers, and the general public.

Qualifications

  • High school diploma or equivale
  • Minimum five years office supervisory experience; construction background helpful.
  • Minimum of two (2) years’ verifiable, hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary.
  • Ability to perform supervisory responsibilities such as hiring, terminating and conducting job performance evaluations.
  • Excellent communication and interpersonal skills are required.
  • Ability to  perform  and/or  coordinate  emergency  building  repairs  at  Holiday-managed  Communities; includes contacting and contracting subcontractors to complete repairs.
  • Must be able to train Management Teams in the operation of emergency systems.
  • Experience in the safe handling and use of tools normally used in construction, maintenance, and landscapin These power tools include circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaning machine, paint sprayer, power drain cleaner, chain saw, and key machine.
  • A valid driver’s license and good driving record are required along with proof of auto insuranc
  • E.P.A. certified in Freon recovery and handling, or willing to obtain certification within six (6) months of assignment to position if requested by Management staff or Home Office Maintenance Departmen All major building repairs may or may not be required, consulted and or performed by outside contractors.
  • Ability to lift up to 50 pounds.
  • Ability to work with and provide maintenance repairs for Holiday Community reside
  • Ability to  obtain  a  minimum  of  two  (2)  class  certifications per  year  for  attending  Holiday-approved  Maintenance education and/or training seminars.
