Responsibilities

  • Effectuer diverses tâches d’entretien, comme les installations électriques, la piscine et son entretien, menuiserie/construction, réparations de fournaise et de climatiseur, changement de filtre, nettoyage de serpentin, réparation de plomberie et d’appareils électroménagers, réparation de cloisons sèches et de peinture, installation et réparation de vinyle, réparations mineures de toiture, etc.
  • Surveiller l’entretien et l’entretien de tout l’équipement mécanique de la communauté, y compris, mais sans s’y limiter, les systèmes de sécurité-incendie, les chauffe-eau, les appareils de chauffage, de ventilation et de climatisation, les appareils de cuisine, etc.
  • Collaborer avec les entrepreneurs et les sous-traitants au besoin pour répondre aux besoins de la communauté.
  • Organiser le rangement et les salles mécaniques des services d’entretien.
  • Assurer l’utilisation et l’entretien appropriés de tous les outils, équipements et véhicules.

In the role of Maintenance Technician, you provide and manage the daily tasks and the preventative maintenance program within the community to include overall inspection, repair, general maintenance of apartments, and other interior/exterior areas. You act as a manager on duty as required.

  • Assist in preparing all move in ready apartments, which may include painting, carpet cleaning, general repairs, and housekeeping.
  • Manage all maintenance needs of the community to ensure the physical condition of the community meets or exceeds the Company’s standards.
  • Perform various preventative maintenance functions and completes all necessary data collection and submission.
  • Manage all customer service requests using the Company work order system, including prioritization of requests.
  • Complete daily community inspections including keeping grounds and common areas free of trash and debris.
  • Perform various maintenance functions such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, filter changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.
  • Monitor the maintenance and upkeep of all mechanical equipment in the community, including but not limited to fire safety systems, water heaters, HVAC units, kitchen equipment, etc.
  • Partner with contractors/subcontractors as required to meet the needs of the community.
  • Organize maintenance storage and mechanical rooms.
  • Ensure proper use and care of all tools, equipment, and vehicles.
  • Ensure compliance with all federal, state, and provincial laws.
  • May drive company vehicle (only if required by community).
  • Act as a manager on duty as required.
  • May perform other duties as needed and/or assigned.
Qualifications
  • Diplôme d’études secondaires ou diplôme d’enseignement général (DEG).
  • Deux (2) ans d’expérience pratique en entretien dans des domaines tels que la plomberie, l’électricité, la menuiserie, le CVC, etc. requis.
  • Trois (3) de la gestion immobilière multifamiliale ou de tout autre entretien de bâtiment d’expérience souhaitée.
  • Capacité à effectuer des calculs arithmétiques de base, y compris la mesure, afin defaire des calculs de base, d’estimer et de déterminer des moyennes.
  • Capacité démontrée à faire preuve de jugement et de discrétion indépendants pour prendre des décisions conçues pour atteindre les objectifs de l’entreprise.
  • Expérience démontrée dans la manipulation et l’utilisation sécuritaires des outils normalement utilisés pour la construction, l’entretien et l’aménagement paysager, y compris, mais sans s’y limiter, la scie circulaire, la perceuse électrique, la meuleuse d’établi, le coupe-herbe à fil, le taille-haies, nettoyant à plancher motorisé, nettoyant à tapis, pistolet à peinture, échelles, pulvérisateurs à pression, Compétences de base en informatique et capacité à utiliser de l’équipement de bureau standard.

  • High School Diploma or General Education Degree (GED).
  • Two (2) years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc required.
  • Three (3) of multi-family property management or other building maintenance experience preferred.
  • Ability to perform basic arithmetic skills, including measurement in order to do basic calculations, estimating, and determining averages.
  • Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve the Company’s goals.
  • Demonstrated experience in safe handling and use of tools normally used in construction, maintenance, and landscaping, including but not limited to
    circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaner, paint sprayer, ladders, pressure washers, etc.
  • Basic computer skills and ability to operate standard office equipment.
  • Ability to transport up to 50 pounds variable distances and to access and work in confined spaces or heights in excess of 8-9 feet.
  • Familiar with all types of surfaces and respective cleaners.
  • Experience in carpet cleaning and upholstery cleaning.
  • Understanding of Lock Out/Tag Out procedures.
  • Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle).
  • Must possess valid driver’s license.
  • Must satisfactorily meet and be in compliance with Company motor vehicle policy standards.
