The Tenant Manager is responsible for leading the day-to-day management of addressing tenant and resident needs at the community. This individual is responsible for the P&L of his/her department, in addition to performing sales duties. The Tenant Manager plans, implements, and evaluates all aspects of tenant operations. This individual trains community team members, and supports each employee in maintaining high customer satisfaction. The Tenant Manager complies with all local, state, and federal regulations, and focuses on creating a safe working and living environment for employees and residents.


  • Maintain the training program, ensuring all staff has up-to-date Atria and state required trainings.
  • Conduct First Impressions audits, and maintain First Impressions plan of correction tracking documentation.
  • Conduct sales tours, take inquiry calls, and call database leads in an effort to get prospective residents or interested parties in for an initial, or follow up tour.
  • Ensure that the community, including all available apartments, model apartment, common areas and grounds are staged, marketable and presentable.
  • As necessary, complete the necessary move-in paperwork, ensuring a smooth transition for the resident, as well as compliance with Company policy and appropriate state licensing regulations.
  • Supervise moving in and transfer arrangements; work with community staff, (i.e. housekeeping, maintenance, movers, etc.) to ensure apartment readiness.
  • Maintain survey smart and fire inspection binders.
  • Perform regular reviews and make recommendations on all aspects of the Tenant apartment construction and preventive maintenance.
  • Address and resolve tenants’ and residents’ needs and requests
  • Operate front desk switchboard when needed.
  • Answer emergency responder and fire alarm systems and take appropriate action.

  • Maintain daily tenant log and tenant emergency information.

  • Responsible for rent collection and tenant billing.

  • Serve as the chair of the Safety Committee.

  • Record appointments and repairs accurately.

  • Greet residents, prospective residents, staff, families, and guests in a cordial and friendly manner.

  • Conduct in-service staff safety training.

  • Accept and sign for deliveries

  • Conduct daily and monthly safety inspections.

  • Be aware of and able to perform safety techniques.

  • Demonstrate excellent phone skills.
  • Maintain current certification issued by New York City fire department for Fire Safety Director.

  • Maintain current tenant project tracker and meet with direct supervisor and Executive Director at least weekly to review.
  • Document communication with tenants, and ensure accurate and timely follow-up.
  • Oversee legal summons, violations and Court date appearances for the community.
  • Able to work in various positions at the community and willing and able to fill in as needed.

  • May perform other duties as needed and/or assigned.









  • Bachelor’s degree from a four (4) year college or university and one (1) to three (3) years related experience and/or training; or equivalent combination of education and experience
  • Proficiency with word processing programs.
  • Strong administrative skills.
  • Basic knowledge of telephone switchboard.
  • Must have or be willing to get a COVID-19 vaccine, subject to legal requirements.
